UNLOCK YOUR REAL ESTATE SUCCESS
RETI Blog

Let's imagine you have a bucket.
You spend time filling it with water.
You pour more water in.
And more.
But the bucket never seems to fill.
So what do you do?
You get a bigger bucket.
You pour in even more water.
Still nothing.
Eventually, someone points out the obvious:
“You've got a hole in the bottom.”
And that's exactly what can happen in real estate.
You work hard to generate leads.
You run adverts.
You post properties.
You host show houses.
You create content.
You speak to people.
You network.
You collect contact details.
You get enquiries.
Your phone is busy.
Your inbox is full.
And yet…
Where are the clients?
The problem might not be that you aren't generating enough leads.
The problem might be that the leads you're already generating are leaking out of your business before they ever become clients.
RETI's START training makes this distinction very clearly: lead generation isn't simply attracting people. It involves attracting and converting them, with follow-up and nurture playing a critical role between the initial contact and the eventual appointment or transaction.
So let's look at where the holes might be.

This sounds obvious.
But it's one of the easiest things to forget.
Someone enquires about a property.
That's not a sale.
Someone downloads information.
That's not a listing.
Someone comments on your Facebook post.
That's not a transaction.
Someone says, “We're thinking about selling.”
That's an opportunity.
And opportunities need to be managed.
A lead is someone who has shown some level of interest in buying or selling property. But that person isn't necessarily ready to transact today. RETI's training distinguishes between a contact—someone you've spoken to—and a lead who has demonstrated an interest in property.
And this is where patience becomes important.
Because not every lead is ready now.
Some are ready today.
Some will be ready in three months.
Some in six months.
Some may only become ready next year.
Your job isn't to force everyone to buy or sell immediately.
Your job is to build enough trust and maintain enough communication that when they are ready, you're the person they think of.

This is probably the biggest hole in the bucket.
You get a lead.
You make contact.
They say they're interested.
And then…
Nothing.
Maybe you send one message.
Maybe you call once.
Maybe they don't answer.
And you decide:
“They're not interested.”
But are they really not interested?
Or did you simply stop too early?
RETI's START material describes this as one of the major weaknesses in lead conversion: agents can be very good at attracting leads but fail to call, follow up, nurture the relationship or establish what the person needs and when they intend to buy or sell.
Think about your own behaviour as a consumer.
Have you ever said:
“I'm interested, but not right now”?
Of course.
Maybe you were researching.
Maybe you were waiting for finances.
Maybe you had to speak to your partner.
Maybe your circumstances changed.
Maybe you simply weren't ready.
That doesn't mean the opportunity disappeared.
It means the timing wasn't right.

Here's another problem.
You have 500 people in your database.
But can you answer these questions?
Who wants to buy?
Who wants to sell?
Who is thinking about selling?
Who is actively looking?
Who is waiting for the right property?
Who needs to sell before they buy?
Who told you to contact them next month?
Who has gone quiet but was previously interested?
If you can't answer those questions, you've got a contact list.
You don't necessarily have a managed database.
There's a big difference.
A database becomes useful when the information inside it helps you make better decisions.
And that means knowing more than someone's name and telephone number.
You need context.
Because you can't nurture a relationship properly if you don't understand the relationship.

Let's say you have three people:
John: Wants to buy a home within the next 30 days.
Sarah: Thinking about selling, but probably only in six months.
Mike: Interested in investing, but still researching.
Would you communicate with all three in exactly the same way?
Probably not.
And you shouldn't.
John may need property options and appointment-focused communication.
Sarah may need useful seller information and market insight.
Mike may need education that helps him understand the investment process.
The mistake is thinking:
“I have leads, so I'll just send them all the same thing.”
That's not nurturing.
That's broadcasting.
Good communication is relevant.
And relevance is what helps people feel that you're actually paying attention.

This one hurts a little.
When was the last time you contacted someone in your database simply to be helpful?
Not:
“Are you ready to sell?”
Not:
“Do you know anyone looking to buy?”
Not:
“I have a new listing.”
But something genuinely useful.
Maybe there's an important development in the local property market.
Maybe you've noticed something that buyers should know.
Maybe there's a change affecting homeowners.
Maybe you've found a property that genuinely matches what they told you they were looking for.
The difference is subtle but important.
Are you communicating because you want something from them, or because you are building a relationship with them?
Remember the RETI formula:
Contacts → Leads → Appointments → Listings → Sales
The relationship is what helps move someone through that journey. RETI's START training describes the difference between contacts and contracts as the relationship you build in between.
“I'll remember to call her next week.”
“I'll follow up with him sometime next month.”
“They said they'd let me know.”
“I'll check in again.”
And then Tuesday becomes Friday.
Friday becomes next week.
Next week becomes next month.
And suddenly six months have passed.
Your memory is not a lead-management system.
You're busy.
You have listings.
You have viewings.
You have appointments.
You have administration.
You have clients.
You have life.
So if the only thing keeping your follow-up alive is your memory, eventually something will fall through the cracks.
This is why systems matter.
Not because systems are exciting.
They're not.
But because systems protect opportunities.
This is one of the most expensive mistakes an agent can make.
Someone says:
“We're not ready yet.”
And you mentally move them into the “not interested” box.
But “not ready” and “not interested” are two completely different things.
In real estate, timing matters.
Someone can be very interested in selling and still not be ready to sell today.
Someone can desperately want to buy but need time to get their finances in order.
Someone can be looking at properties for months before they're ready to make a decision.
The agent who stays in the relationship has an opportunity.
The agent who disappears doesn't.
That's why nurture matters.
You're not trying to pressure someone into a decision.
You're making sure you are still there when the decision becomes relevant.
Instead of thinking:
Lead → Sale
Think:
Contact → Lead → Relationship → Appointment → Opportunity → Client → Transaction → Referral
Not every person will move through every stage.
That's normal.
Some will disappear.
Some won't be a good fit.
Some will choose another agent.
Some will never transact.
That's part of the business.
But if you're losing people because you're not following up, not recording information, not communicating consistently or not nurturing the relationship, that's a different problem.
That's a leak you can fix.
This is where I want you to stop for a moment.
If you are currently spending money on advertising or investing hours into content and lead generation, ask yourself:
What happens after the lead arrives?
Who contacts them?
How quickly?
Where are their details recorded?
What information do you capture?
When do you follow up?
How do you know who needs attention?
What happens if they aren't ready?
How do you stay relevant?
What happens if they don't respond?
If you don't have clear answers, don't immediately assume you need more leads.
You might need to improve what happens after the lead arrives.
Because pouring more water into a leaking bucket doesn't solve the leak.
Of course, lead generation matters.
You need people coming into your business.
But lead generation without conversion creates a very frustrating cycle.
You work harder.
You generate more enquiries.
You get more names.
Your database grows.
Your phone gets busier.
And yet your income doesn't necessarily grow at the same rate.
That's because the real opportunity isn't simply generating another lead.
It's learning how to manage, nurture and convert the opportunities already coming through your door.
RETI's IMPLEMENT Membership specifically includes Lead Generation and Communication as core Focus Areas, alongside technology and systems designed to help agents streamline how they work.
Because the goal isn't just to get more people into your ecosystem.
It's to build relationships that eventually create business.
If you're constantly saying:
“I need more leads!”
Stop and ask one more question:
“What am I doing with the leads I already have?”
You may have a lead-generation problem.
But you may also have a follow-up problem, a nurture problem, a communication problem or a database problem.
And those are very different problems.
Before you go looking for a bigger bucket, check whether yours has a hole.
Because sometimes the fastest way to grow your real estate business isn't to pour in more leads.
It's to stop losing the ones you've already worked so hard to get.

Turning leads into clients doesn't happen because you have a database full of names.
It happens because you have a process for what happens next.
Inside the IMPLEMENT Membership, RETI goes much deeper into lead generation, communication, technology and systems that help agents organise, track and nurture their opportunities.
The membership is built around a simple philosophy:
Step Up. Skill Up. Tech Up.
And most importantly:
Don't just learn. IMPLEMENT.
If you know you're generating opportunities but you're not consistently converting them, this is an area worth working on.
