Navigating the terminology in real estate can sometimes be as challenging as navigating the market itself. In South Africa, while the official term as per the Property Practitioners Act is "property practitioners," the public may know these professionals as real estate agents, real estate professionals, property professionals or property specialists. Let's clarify these roles so you can understand which term you are allowed to use.
In South Africa, a real estate agent — or property practitioner — is anyone who has completed the required education requirements and holds a valid Fidelity Fund Certificate issued by the PPRA. These professionals can represent buyers or sellers in property transactions. Their duties include showing properties, providing advice on market conditions and helping clients through the process of buying, selling or renting properties.
Side note: A Real Estate Agent can also be a Candidate Property Practitioner which means they have not yet completed the required educational requirements.
Realtors are real estate agents, but not all agents are Realtors. The term "Realtor" is a trademarked designation for members of the National Association of Realtors (NAR) in the United States, or equivalent associations in other countries. Realtors must adhere to a strict Code of Ethics which includes 17 Articles, pledging to protect and promote the interests of their clients while treating all parties honestly.
In South Africa, the Property Practitioners Regulatory Authority (PPRA) oversees property practitioners, ensuring they meet certain ethical and professional standards. Being aligned with professional bodies and staying compliant with the PPRA can significantly enhance a practitioner's credibility and marketability.
